Job Summary
Reporting to the Senior Vice President of Investments, the Associate / Senior Associate, Industrial Investments supports portfolio‑level, entity‑level, and one‑off industrial investment opportunities. This role partners closely with senior investment leaders on the evaluation, structuring, and execution of transactions across the industrial portfolio.
The Associate / Senior Associate must be comfortable working with confidential information, managing multiple priorities, and operating in a fast‑paced, professional environment. The ideal candidate brings prior transaction experience, strong analytical skills, and a collaborative mindset to support the Investments team. This position may be filled at the Associate or Senior Associate level depending on experience. This hybrid position is based in our San Diego (Del Mar area) headquarters. Team members are expected to be in the office Monday through Thursday for collaboration, with the opportunity to work remotely on Fridays.
What You’ll Be Working On:
Transaction Execution
Support the day‑to‑day execution of industrial investment transactions from initial evaluation through closing
Prepare and review transaction materials, including confidentiality agreements, non‑disclosure agreements, and letters of intent
Analyze transaction structures, economics, and asset‑level underwriting
Evaluate real estate markets, asset performance, leasing activity, and other deal‑specific considerations
Manage transaction processes and information flow between internal teams (Credit, Legal, Accounting, and Investment Committee) and external partners (brokers, developers, investment bankers, and corporate real estate officers)
Prepare and maintain Investment Committee materials, including financial models, transaction summaries, and supporting analysis
Present proposed investment opportunities to the Investment Committee and senior leadership
Business Development & Market Coverage
Source potential off‑market industrial investment opportunities through outreach to tenants, owners, and market participants
Partner with brokers to evaluate marketed transactions and track active opportunities
Participate in calling efforts, meetings, and property tours to support investment sourcing efforts
Conduct industry and market research to identify emerging opportunities and trends
Maintain regular coverage of sellers and intermediaries, including brokers, developers, sponsors, bankers, and tenants
Build and maintain long‑term relationships with external investment partners
Maintain and update the investment pipeline, including tracking prior‑year investment activity
Support ad‑hoc projects and analyses in collaboration with Senior Executives and the Chief Investment Officer
Qualifications
Qualified candidates are typically expected to have:
Bachelor’s degree in finance, economics, accounting, or a related field
Associate level: 4+ years of relevant experience with demonstrated transaction execution responsibility
Senior Associate level: 6+ years of relevant experience with demonstrated transaction execution responsibility
Experience in commercial real estate investments, acquisitions, investment banking, brokerage, development, or corporate finance strongly preferred
Advanced proficiency in Microsoft Excel and PowerPoint
Experience with financial modeling and a strong understanding of commercial real estate concepts, fundamentals, and finance
Strong analytical, organizational, and communication skills
Team‑oriented mindset with the ability to collaborate effectively and provide constructive feedback
The base pay range for this role is:
Associate: $82,828 - $90,927 - $110,005.
Sr. Associate: $85,300 - $95,993 - $118,157
Offers near the high end are uncommon but may be considered for candidates with exceptional experience and skills and are dependent on the facts and circumstances of each case. You may be eligible for an annual discretionary bonus and an annual discretionary stock award, to be discussed during the interview process. An annual pay rate and total compensation package is generally determined by the candidate's experience, knowledge, education, skills, performance, and abilities, as well as internal equity, company performance, and alignment with market data.
