Verdex Construction is looking for a Lead Construction Superintendent to add to our Operations team to join us in our mission of "Building Something Better."

 

The Project Manager will have overall responsibility for planning and executing the construction of a project or multiple projects assigned to them. This person will provide leadership and direction to the Project Superintendent, Assistant Project Managers, Project engineers, and administrative staff to deliver a quality project within he agreed schedule, maximizing the return to the company while earning repeat business from the client. The Project Manager will also create benchmarks for success and deliverables including managing budget and plan work assignments that meets deadline requirements.


Essential Functions:

·         Collaborate with engineers, architects etc. to determine the specifications of the project.

·         Negotiate contracts with external vendors to reach profitable agreements.

·         Obtain permits and licenses from appropriate authorities.

·         Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations.

·         Plan all construction operations and schedule intermediate phases to ensure deadlines will be met.

·         Acquire equipment and material and monitor stocks to timely handle inadequacies.

·         Hire contractors and other staff and allocate responsibilities.

·         Supervise the work of laborers, mechanics etc. and give them guidance when needed.

·         Evaluate progress and prepare detailed reports.

·         Ensure adherence to all health and safety standards and report issues.

·         Determine and define scope of work and deliverables.

·         Predict resources needed to complete project.

·         Obtain necessary permits, approvals, and other regulatory prerequisites.

·         Draft and submit budget based on scope of work and resource requirements.

·         Manage costs to meet budget.

·         Provide direction over contracts and subcontracts.

·         Manage construction schedule and activities.

·         Issue progress updates as needed regarding costs and timelines.

·         Ensure work is done in compliance with all relevant building and safety codes.

·         Select and manage subcontractor and supplier relationships.

·         Coordinate efforts across entire project between architects, designers, engineers, and subcontractors.

Requirements

Requirement & Qualifications:

·         5-7 years of experience in project management within construction.

·         Strong leadership, diplomatic and motivational skills including the ability to lead up, across and down multiple business and technology organizations.

·         Proven ability to work creatively and analytically in a problem-solving environment demonstrating teamwork, innovation, and excellence.

·         Build and maintain relationships by engaging business leaders to establish credibility, solve problems, build consensus, and achieve objectives.

·         Excellent leadership, communication (written, verbal and presentation) and interpersonal skills.

·         Self-motivated, decisive, with the ability to adapt to change and competing demands.

·         Must be a team player with enthusiasm, initiative, and pride in work well done; self-starter dedicated to continual quality improvement.

·         Advanced knowledge of MS Suite and database software (Sage Project Management, Procore, MS Project).

 

Education:

 

·         Bachelor's Degree in Building Construction, Construction Management or Architecture.

·         OSHA 10 / OSHA 30 Safety Certification
