SUMMARY
Assists CARING Housing Ministries Supervisor in the management of moderate/low income housing community for special populations by performing the following duties.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.
- Lives on-site.
- Collects, deposits, and processes all Accounts Receivable on a monthly basis.
- Collects and processes all Accounts Payable documentation on a monthly basis. Responsible for delivery to CARING Housing Ministries Corporate Office on a regularly scheduled basis..
- Maintains current Emergency Contact Sheets for all Residents.
- Maintains vendor contracts and work orders and ensures repairs are completed satisfactorily before payment is made.
- Personally performs or arranges for alterations to, or maintenance, upkeep or reconditioning of property as specified in management services or lessee’s agreement.
- Coordinates and Supervises and/or personally performs the services of security, maintenance and groundskeeper personnel, as required.
- Personally performs janitorial duties on a regular and on-going basis.
- Conducts interior audits of all dwelling units on no less than an on a semi-annual basis.
- Coordinates and Supervises and/or personally performs renovation of dwelling units upon vacancy and ensures that the unit is ready for new residents by scheduled move-in date, to insure minimal vacancy loss.
- Purchases necessary equipment for on-site use as finances allow.
- Procures and ensures proper levels of supplies.
- Prepares periodic inventory of building contents and property condition and forwards listing to Operations Supervisor for review.
- Addresses resident complaints and aids in problem solving.
- Maintains positive tenant relations.
- Responds to Emergency Situations and takes appropriate remedial action.
- Is On-Call to respond to residents needs.
- Other duties as assigned.
QUALIFICATION REQUIREMENTS

EDUCATION and/or EXPERIENCE
One (1) year of college or technical school; or six (6) months to one (1) year of related experience and/or training; or equivalent combination of education and experience.
LANGUAGE SKILLS
Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of residents, community members or site employees
TECHNICAL SKILLS
The ability to use, or learn to use within a specific period of time, the required computer software to provide approved and required reports for project planning and monitoring.
REASONING ABILITY
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions in written, oral diagram or schedule form.
