Job Summary:
The Maintenance Technician III serves as a senior-level, skilled technician responsible for diagnostics, repair, optimization, HVAC, electrical, and plumbing. This position provides technical support, preventive and predictive maintenance strategies, assists with system planning and upgrades, and serves to support the College’s operational, safety, and sustainability goals.
Essential Functions:
- Provides technical knowledge for complex maintenance, troubleshooting, and system failures involving HVAC, electrical, plumbing, and building systems.
- Diagnose and repair advanced HVAC systems, including chillers, boilers, air handlers, VAV systems, and building automation/energy management systems.
- Supports the building automation systems to improve efficiency and system performance.
- Perform electrical troubleshooting and repairs consistent with code and manufacturer standards.
- Oversee, coordinate, and inspect contractor work to ensure quality, safety, and compliance with specifications and codes.
- Mentor and provide technical guidance to Maintenance Technician I and II staff.
- Review, prioritize, and close work orders in the College’s work order system; recommend process improvements.
- Assist with regulatory inspections, code compliance, and safety audits.
- Participate in emergency response, after-hours support, and on-call rotation as required.
- Maintain tools, equipment, and workspaces in a safe, organized, and operational condition.
- Maintain professional, effective working relationships with employees, vendors, inspectors, and external partners.
- Comply with all College policies, procedures, and safety requirements.
- Perform other duties as assigned by the Director of Facilities which may include plumbing, electrical, grounds and custodial as needed.
Required Knowledge and Skills:
- Advanced knowledge of HVAC systems, controls, and diagnostics.
- Strong working knowledge of electrical, plumbing, and mechanical systems.
- Ability to read and interpret blueprints, schematics, and technical manuals.
- Knowledge of building automation and energy management systems.
- Ability to lead work, make independent decisions, and solve complex problems.
- Strong organizational, communication, and documentation skills.
- Ability to prioritize tasks and manage multiple projects under pressure.

- Computer proficiency, including work order systems and basic software applications.
Required Education Background:
- High school diploma or equivalent.
- Associate’s degree in HVAC, Electrical Technology, Facilities Maintenance, or related field preferred.
- HVAC Journeyman license preferred.
- EPA Universal Certification required.
- Additional certifications (HVAC controls, electrical, energy management, or safety) preferred.
Required Experience:
- 5–7 years of progressively responsible experience in facilities maintenance or skilled trades.
- Demonstrated advanced experience with HVAC systems and controls.
- Valid Driver’s license required.
Physical Requirements:
Ability to stand for extended periods of time; be able to work for long periods of time while standing and walking; ability to move freely around campus and outreach centers; mental capacity to make decisions and follow through with directions; ability to follow safety and security practices; ability to lift up to 50 pounds; ability to bend, stoop, reach, and grasp as required to perform responsibilities; ability to operate a motor vehicle.
