Commercial Maintenance Technician

Location: Metro Detroit (various commercial properties)

Position Overview

We are seeking an experienced Commercial Maintenance Technician to join our Property Management team. This role is responsible for the day-to-day operation, inspection, and maintenance of commercial building systems to ensure safety, efficiency, and minimal downtime. The ideal candidate is dependable, hands-on, and comfortable working across a variety of building systems in an active portfolio.

Key Responsibilities

• Complete daily work orders including minor plumbing, carpentry, light electrical repairs, and lighting maintenance
• Perform routine inspections of mechanical, electrical, plumbing, fire, pump, and HVAC systems
• Conduct preventative and predictive maintenance to maximize equipment performance and longevity
• Maintain accurate operating logs and document deficiencies, repairs, and unusual conditions
• Assist with developing and improving preventative maintenance procedures
• Maintain common areas and general grounds upkeep
• Respond to maintenance issues in a timely and professional manner
• Perform other general maintenance duties as needed

Qualifications & Experience

• 3–5 years of experience in general building maintenance; commercial real estate experience preferred
• Working knowledge of building systems including HVAC, electrical, plumbing, and mechanical equipment
• Ability to effectively navigate and utilize maintenance/work order management systems (e.g., Yardi, MRI, FixIt, or similar), including handling requests and troubleshooting in real-time.
• Strong troubleshooting and problem-solving skills
• Demonstrated reliability, accountability, and attention to detail
• Ability to work independently and manage time effectively
• Valid driver’s license required; company service van provided
• Basic hand tools required; specialty tools supplied by Friedman
