Director of Maintenance

Location: Columbus, Ohio
Reports To: Property Manager / Regional Manager
Employment Type: Full-Time, On-Site


Job Summary

We are seeking a skilled and self-motivated Director of Maintenance to oversee all maintenance operations at our multifamily community in Columbus, Ohio. This role is ideal for a hands-on professional who takes pride in maintaining safe, attractive, and efficiently run properties. The Director of Maintenance will be responsible for all aspects of property maintenance — from daily repairs and preventive maintenance to vendor coordination and capital improvement projects.


Key Responsibilities

Property Maintenance & Operations

  • Perform routine and preventive maintenance on building systems, including HVAC, electrical, plumbing, and appliance repair.

  • Complete resident work orders promptly and ensure a high standard of quality and service.

  • Prepare vacant units for new residents (“turns”) efficiently and on schedule.

  • Conduct regular property inspections to identify and address maintenance and safety issues.

  • Manage and prioritize maintenance requests, ensuring timely completion and documentation in the property management system.

Vendor & Project Management

  • Coordinate and oversee third-party contractors for specialized repairs or projects.

  • Obtain quotes, schedule work, and ensure projects are completed on time and within budget.

  • Maintain relationships with suppliers and vendors for parts, tools, and materials.

Administrative & Compliance

  • Maintain accurate maintenance records, including work orders, inspections, and preventive maintenance logs.

  • Assist with budget preparation and cost tracking for maintenance-related expenses.

  • Ensure compliance with Fair Housing, OSHA, EPA, and local building codes.

  • Implement and follow safety policies and procedures to ensure a safe working environment for residents and staff.

Resident Relations

  • Provide excellent customer service when interacting with residents.

  • Respond professionally to maintenance concerns and emergencies, ensuring resident satisfaction.

  • Participate in on-call rotation for after-hours emergencies as needed.


Qualifications

  • High school diploma or equivalent; technical training or certification in HVAC, electrical, plumbing, or building maintenance preferred.

  • 3–5 years of hands-on maintenance experience in multifamily, commercial, or facilities environments.

  • Strong knowledge of building systems and general maintenance practices.

  • Excellent troubleshooting, time management, and organizational skills.

  • Ability to work independently and manage multiple priorities.

  • Proficiency in maintenance and property management software (e.g., Yardi, AppFolio, RealPage) a plus.

  • EPA Universal or HVAC certification preferred.

  • Must be able to lift up to 50 lbs and work in various weather conditions.
