Job Description

SUMMARY

The individual in this position will oversees and directs all phases of project development.  Communicates directly with contractors/designers concerning project cost, staffing, and scheduling. Prepares project status reports and works to ensure plans adhere to contract specifications.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. 

Tasks associated with this Responsibility:

  • Plans, directs and coordinates activities of multi-project programs to ensure that goals or objectives of projects are accomplished within prescribed timeframe and funding parameters.
  • Primary point of contact with the owner, architect, contractors, special vendors, consultants and/or construction team with direct report responsibility for the project.
  • Maintains good business relations with all project team members.
  • Reviews all plans and specifications during all design phases, offering advice regarding systems, material, construction feasibility, availability of labor and materials, time requirements for procurement, installation and construction, relative costs, and value engineering.
  • Assists with the preparation and review of cost estimated during the schematic, preliminary design development and construction documents design stages and lead the reconciliation of those estimates with the design team.
  • Recommends disposition and monitors the timely resolution of all project claims and major change orders.
  • Must become thoroughly familiar with project contractual requirements to ensure proper interpretation and compliance by all parties.
  • Reviews project billings to the client.
  • Monitors the project status for schedule, cost, quality and procedures.
  • Takes appropriate action to correct any problems to ensure successful fulfillment of project contract requirements and a satisfied client.
  • Manages the preparation of objectives and accurate periodic reports.
  • Properly advises the client of project conditions that could hinder progress and recommends corrective actions to resolve problems.
  • Assists and coordinates with the construction, planning and design effort.
  • Performs work in a safe manner and actively encourage others to comply with safety rules and regulations, including wearing of personal protective devices.

Relevant Knowledge Base:

  • Strong knowledge of program management, construction management, development, and construction marketing concepts, procedures and terminology is required.
  • A strong background in composition of reports, proposals, technical correspondence and documentation is also required.
  • Knowledge of organizational structure of company.
  • Principles of supervision.
  • Word processing and spreadsheet computer skills.

Essential Equipment and Software Requirement:

  • Advanced knowledge of Microsoft Suite applications, specifically Word, Excel, and Outlook.
  • Working knowledge of Contract Administration Tools.
  • Advanced knowledge of Project Management.
  • Advanced knowledge of EVM (Earn Value Management) and WBS (Work Breakdown Structure)

Skills and Competencies required to perform tasks:

  • Ability to read/understand construction drawings and documents.
  • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
  • Ability to write reports and correspondence.
  • Ability to speak effectively before groups of clients and/or employees.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to make decisions independently regarding engineering complexities and practices in individual field.

EDUCATION and/or EXPERIENCE

Bachelor’s degree (B.A., B.S., or B. Arch) in Engineering, Architecture, Building Construction or Business Management from a four-year college or university with 10-15 years related experience and/or training; or equivalent combination of education and experience.  Have the ability to prioritize and coordinate multiple assignments and tasks for one or more projects, and good verbal and written communication skills.  

MATHEMATICAL SKILLS

Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
