Job Summary:
The Maintenance Technician performs intermediate to advanced facility, equipment, and grounds maintenance tasks to support safe, efficient, and reliable operations across KMM facilities. This role includes troubleshooting, preventive maintenance, managing maintenance ticket systems, and serving as the stand-in lead for the Maintenance Team in the Maintenance Supervisor's absence. This position may require evening, night, or weekend work as operational needs arise.
Supervisory Responsibilities:
None; however, the employee may serve as the acting lead during the Maintenance Supervisor's absence, with duties that include prioritizing departmental work, coordinating daily assignments, and providing direction to the Facilities and Maintenance personnel.
Essential Job Functions:
Perform intermediate-level repairs and general maintenance on facilities, equipment, and grounds, including electrical, carpentry, plumbing, HVAC, and painting tasks.
Conduct advanced troubleshooting on facility systems and equipment and escalate issues appropriately.
Perform seasonal grounds maintenance, including mowing, trimming, landscaping, and snow removal.
Complete and update routine Facility Maintenance Checklists with minimal supervision.
Maintain, inspect, and perform minor repairs on Air Compressors and Vacuum Pumps, where applicable.
Perform maintenance and monitoring of Boilers, where applicable.
Maintain temperature, humidity, and airflow requirements in controlled environments.
Perform exterior facility maintenance, including upkeep of yards, trees, shrubs, and landscaped areas.
Maintain and repair KMM mowers, snow blowers, skid steers, and other maintenance tools and equipment.
Perform scheduled vehicle maintenance and document all work performed.
Inspect and maintain exterior lighting to ensure safe, well-lit parking and walking areas.
Inspect and verify proper function of exterior electrical outlets and related systems.
Perform scheduled maintenance on rooftop units and other heating/cooling systems, including filter changes and component checks.
Maintain facility interiors, including moving equipment/furniture, cleaning lighting fixtures and ventilation ducts, operating floor equipment, and performing janitorial tasks.
Assist with designing, constructing, and improving tooling, workstations, and facility fixtures to support waste reduction and workflow efficiency.
Perform carpentry tasks, basic welding, and fabrication of production tooling and fixtures.
Interpret basic schematics, diagrams, manuals, and maintenance work orders.
Assist the Maintenance Supervisor with maintaining the maintenance ticket systems, including reviewing, prioritizing, documenting, and closing maintenance work orders.
Serve as stand-in lead for the Maintenance Team during the Maintenance Supervisor's absence, coordinating daily tasks and communicating status updates to management.
Use appropriate personal protective equipment for all assigned tasks.
Follow all KMM safety policies, procedures, and manufacturer guidelines for equipment operation.
Perform other related duties and assignments as required.
