GENERAL DESCRIPTION (1-3 LINES DESCRIBING ROLE):
|
Under the general supervision of the Facilities Manager, the Head Custodian shall perform custodial, light maintenance and repair duties at school facilities. Provide support and leadership for the schools and also performs a variety of tasks including cleaning, maintenance and general care of the building and grounds. Primary responsibility is to ensure students and staff have a safe, attractive, comfortable, clean and efficient place in which to learn, play, work and develop.

QUALIFICATIONS:

REQUIRED QUALIFICATIONS:
- The Head Custodian shall have knowledge of building cleaning systems and building utilities systems, to consist of but not be limited to: floor care, use of buffers, scrubbers, wet and dry mopping, plumbing, painting, heating, ventilation, and air conditioning systems.
- Must also understand and be able to apply sound cleaning practices and procedures in the use of chemical cleaning products. Understand the Materials Safety Data Sheets (MSDS) for all chemicals used in the facility.
- Must also have a working knowledge of the NFPA 101, Life Safety Code, OSHA standards, EPA requirements, and the state and local building and fire codes.
- Good written and verbal communication skills
- Must possess good organizational skills
- Knowledge of safe and proper cleaning methods and proper product usage
- Knowledge of minor maintenance activities as they relate to HVAC, electricity, plumbing, general carpentry and repair
- Initiative - to step forward and take a comprehensive role for areas of responsibility without waiting for direction

- Flexible - able to work under pressure and adapt to last minute staff changes and school needs

ESSENTIAL JOB DUTIES (NOT LIMITED TO):
|
- Manages overall work schedules as assigned by the facilities manager.
- Performs all duties and maintain a high standard of safety, cleanliness and efficiency
- Responsible for cleaning and light maintenance in interior and limited exterior of building: dust and clean classrooms and offices, wash walls and woodwork, wash glass, sweep, mop, scrub and wax floors (requires frequent pushing/pulling), shampoo and vacuum carpets, and wash and sanitize bathroom fixtures and replenish supplies, empty trash (including lifting a full up to a 50lb. trash barrel), lifting cases of copy paper and other school supplies, pick trash from the floor, lift and carry buckets of water and bags of ice melt (up to 50 lbs.)
- Effectively communicate with various school systems and district staff, other building custodial personnel and school community members. It is extremely important to have very strong interpersonal skills, an even disposition, and a strong desire to fully satisfy the needs of teachers, students, and parent groups.
- Maintain and manage a reasonable inventory of supplies and materials in the assigned area.
- Routinely inspect, service and troubleshoots all custodial equipment.
- Maintains security and safety of building as outlined by the Principal and Facilities Manager.
- The Head Custodian will be responsible for providing general supervision for all personnel and contractors in their facilities, to include the use of building equipment and systems.
- Develop and maintain a close working relationship with the users of the building, particularly school administration, and maintain high visibility to and availability for students and staff. When necessary shall assume an active role to ensure a safe, well-maintained, and healthy environment is provided for all users of the building. It is important to be approachable and present and maintain a positive approach with all aspects of work.
- Must ensure that snow removal procedures are accomplished before the beginning of the work day and continue throughout the storm. Must be flexible to ensure compliance with the needs of the occupants of the building.
- If there is doubt or questions arise about responsibilities, duties, supervision, or anything that needs clarification, the matter(s) should be brought to the attention of the facilities manager or school administration as soon as possible.
- All rubbish and trash shall be removed from the buildings on a nightly basis to prevent the infiltration of pest. Floors are to be washed and waxed routinely; carpeted areas will be vacuumed daily and shampooed as required. Counters, shelves, walls, windowsills and furniture will be dusted routinely. Bathrooms, sinks and toilets will be cleaned every day and sanitized. Doorways and entryways shall be maintained clean free from debris, snow, and ice at all times.
- The Head Custodian shall assist the Facilities Manager in developing an annual operating and capital budget, and in establishing equipment and supplies inventory for the respective facilities, identifying areas of repairs, renovations and replacement. Assist the Facility Manager in establishing a Preventive Maintenance (PM) system.
- Provide general cleaning and custodial and maintenance services for all areas of the buildings, including offices, restrooms, hallways, meeting rooms, classrooms, gymnasium, auditorium, waiting areas, laboratories, libraries and conference rooms.
- Must ensure that snow removal procedures are accomplished before the beginning of the work day and continue throughout the storm. Must be flexible to ensure compliance with the needs of the occupants of the building.
- Appropriately provides and responds to feedback on all matters pertaining to custodial services and maintenance issues.
- The Head Custodian shall on a routine basis conduct inspections to ensure that the facilities are maintained in a manner that is acceptable for the conduct of business in the respective building.
- Must view himself/herself as part of the school. Must understand and value the goal and mission of the school and to work in full partnership with everyone in the school, recognizing the value of his/her position in helping the school accomplish its mission
- Regular and reliable attendance is required.

WORK ENVIRONMENT & PHYSICAL REQUIREMENTS:
|
Work Environment: The work is performed in and around the school and town buildings.
Physical Requirements:
Good physical stamina is required to perform the job duties. The person must be able to stand for extended periods of time while performing duties. Must be able to use and move cleaning and maintenance equipment throughout the buildings. Must be able to climb a ladder and work in high places. The employee will be required to be exposed to fumes or airborne particles and extremes of heat/cold up to 2/3 of the time. The employee is generally required to talk and/or listen, climb or balance and stoop, bend, kneel, crouch, or crawl. Use hands and reach with hands and arms more than 2/3 of the time. The employee regularly lifts up to 45 lbs. and occasionally lifts up to 75 lbs. The position has normal vision and hearing requirements.
