Job Description

OVERVIEW:

The Facilities Management Director will oversee all physical aspects of the facility including service of electrical and mechanical systems; maintenance of equipment, physical plant, utilities, and grounds; and compliance with applicable policies and regulations.

RESPONSIBILITIES:

  • Coordinates compliance with local, state and federal building codes, SDS, OSHA, EPA regulations, and fire codes.

  • Coordinates engineering contractors and vendors, making sure insurance and licenses are current

  • Supervise maintenance staff and contractors to complete work orders, preventive maintenance, and emergency repairs

  • Conducts regular inspections of life safety systems, including fire extinguishers and sprinkler systems

  • Coordinates annual apartment maintenance schedule and completion

  • Oversees necessary repairs and maintenance in apartments and common areas including refurbishment for move-ins.

  • Oversee building systems such as electrical, plumbing, HVAC, fire alarms, sprinklers, and mechanical equipment

  • Ensures the outside of the property is maintained, including landscaping, snow removal, and garbage/trash removal

  • Maintains inventory control for all general supplies, parts and equipment for necessary repairs and maintenance.

  • Maintains all required engineering files

  • Maintain accurate records of equipment, repairs, and maintenance activities

  • Maintain inventory control of parts, tools, and maintenance supplies

  • Coordinate with vendors and contractors, ensuring required licenses and insurance are current

  • Develop, implement, and improve maintenance processes and infrastructure reliability

  • Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem. Works within the legal scope of local and state codes.

  • Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals used and take necessary precautions

  • Responds appropriately to resident or community emergencies by assisting as needed

  • Creates, schedules, implements, and manages a preventive maintenance program for production machinery and equipment

  • Evaluates jobs in process and on completion to ensure products meet safety and work quality expectations

  • Directs the maintenance and operations of various facility systems to ensure uninterrupted service. Covered systems may include electrical, refrigeration, water, steam, and compressed gas

  • Conducts analysis and maintenance as required for boiler, air wash-water, and similar systems

  • Procures materials, supplies, and repair parts to maintain inventory as required

  • Suggests, plans, and oversees equipment needs and acquisition to maximize production efficiency and return

  • Identify opportunities for process improvements and cost‑effective maintenance solutions

  • Manage departmental budgets, capital projects, and inventory of supplies and equipment

  • Conduct routine inspections of life safety systems and coordinate necessary repairs

  • Develops maintenance procedures and schedules

  • Ensures maintenance and repair work is completed correctly and in a timely manner

  • Assists with departmental budget estimates and costs of specific repair projects

  • Assist in the recruitment, interviewing & selection of maintenance personnel

QUALIFICATIONS:

EDUCATION / EXPERIENCE:

  • Bachelor’s degree

  • At least five years of experience in supervisory positions that combine technical, managerial and financial expertise

  • Thorough understanding of OSHA and EPA regulations as they pertain to facility operation and maintenance in nursing care facilities

  • Extensive knowledge of building systems such as plumbing, electrical, and HVAC

  • Excellent analytical and problem-solving skills

  • Ability to identify issues and determine repairs that are needed

  • Ability to plan maintenance schedules for building systems

  • Excellent management and supervisory skills

  • Proficient with Microsoft Office Suite or similar software

SUPERVISORY RESPONSIBILITIES:

  • Oversees, schedules and coordinates daily work assignments of housekeeping, maintenance, electrical, mechanical operation workers, and security staff

WORK ENVIRONMENT:

  • This job operates in a health care setting

  • This role requires regular walking to various locations around the care center

  • Incumbent may be exposed to virus, disease and infection from patients and specimens in working environment

  • May experience traumatic situations, including psychiatric, and deceased patients

PHYSICAL REQUIREMENTS:

  • Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance
