Position Summary
The Maintenance Technician/Project Coordinator performs technical and mechanical functions as assigned for the purpose of operating each property in a manner consistent with maximum efficiency, cost effectiveness, and service with a high level of professionalism.
Essential Functions
- Assists Maintenance Manager with all maintenance activities as needed.
- Completes work orders as assigned to ensure requests are completed in a timely manner
- Assists the Maintenance Manager in managing and coordinating outside vendors as needed
- Repair and maintain lighting fixtures, ballasts, circuit switches, sensors, and timers
- Repair, replace, and/or maintain 115V and 220V outlets and circuits
- Maintain, reprogram, operate, and perform tests on electronic systems (Fire Alarm, Security, Timers, Sound and AV systems, etc.)
- Clear drainage/sewage stoppages using appropriate equipment and methods
- Locate and exercise isolation and shut off valves
- Make repairs to ceramic, vinyl, and tile floors as needed.
- Diagnose mechanical systems/equipment failures and repair when feasible.
- Operate HVAC systems and controls.
- Change Ventilation Filters as required.
- Perform lubrication of motors/pumps/fans. Perform cleaning of refrigeration coils.
- Complete corrective/preventative maintenance work orders in a timely and professional manner
- Perform painting as needed/assigned
- Perform cleaning/janitorial functions or supervise as required/assigned
- Perform event setups and take-downs as required/assigned
- Assist in installing new equipment as needed
- Respond to On-Call emergency repair work or after hours as needed
- Maintain clean and organized work areas
- Other duties as assigned.
Competencies:
- Thorough knowledge of equipment, methods, practices, and tools used in the painting trade
- Ability to follow written and verbal instructions
- Ability to work independently
- Maintain correct and accurate record keeping
Technical Skills:
- Understand and abide by all applicable Safety Data Sheets (SDS) procedures
- Understand and abide by all Lock Out Tag Out procedures
- Possess a working knowledge of MS Word, Excel, Outlook and PDA
Knowledge, Skills, Abilities:
Required
- High School Diploma or equivalent
- 3 - 5 years of experience in the repair and maintenance of residential and/or commercial buildings
- Perform at a skilled level for at least 3 of the following: electrical, carpentry, plumbing, HVAC, painting and/or general maintenance, and at least semi-skilled for the others
- Fluent in English language to speak, read and write clearly
- Valid driver’s license
Position Type / Expected Hours of Work
This is a full-time, exempt position with normal working hours Monday through Friday, working 40 hours per week. However, as business needs become necessary, after-hours, holidays, or weekends may be required.
Travel
Occasional travel is required for this position.
Supervisory Responsibilities
No supervisory duties for this position.
Work Environment
Work is performed both indoors and outdoors with exposure to various weather conditions. Must be able to work in hazardous conditions while maintaining safety standards, work outdoors in adverse weather conditions, industrial settings, and construction sites, and work in loud environments and temperature extremes.
Physical Demands
Essential functions of this position require: manual dexterity, large motor skills, ability to communicate, lifting, kneeling, squatting, standing, walking, climbing (including but not limited to ladders), crawling, stooping, turning/twisting, balancing, reaching with varying frequencies.
Heavy work: Occasional lifting and carrying objects up to 75 pounds, Frequent lifting and carrying, pushing, or pulling objects weighing up to 50 pounds; and/or continuous lifting, carrying, pushing, or pulling 10-20 pounds.
Mental Application: Utilizes memory for details, verbal instructions, critical thinking, adaptability, and creative problem-solving skills are important.
The employee is regularly required to talk or listen effectively.
