Position Overview:

The Senior Maintenance Technician plays a key leadership role within the on-site maintenance team, ensuring the overall upkeep, functionality, and safety of the property. This role requires advanced technical skills, a proactive approach to preventative maintenance, and the ability to lead by example. The Senior Maintenance Technician will complete complex work orders, oversee major repairs, support vendor coordination, and mentor junior staff as needed. 



What You Will Do:

Maintenance & Safety 

 

  • Lead and complete complex maintenance work orders in residential units and common areas. 
  • Troubleshoot and repair plumbing issues, including leaks and clogs, to prevent damage and ensure full system functionality. 
  • Perform high-quality drywall repair and painting tasks as needed. 
  • Oversee and implement preventive maintenance schedules across all building systems. 
  • Identify, report, and repair safety hazards in a timely manner. 
  • Ensure all safety protocols and company procedures are consistently followed. 
  • Support seasonal maintenance planning and special projects as assigned. 
  • Serve as a key resource during emergency repairs and coordinate solutions promptly. 

 

HVAC & Appliances 

 

  • Diagnose and perform advanced HVAC system repairs and maintenance. 
  • Conduct inspections and ensure HVAC systems meet operational standards. 
  • Diagnose and repair major household appliances including refrigerators, dishwashers, stoves, and washers/dryers. 

 

Leadership & Vendor Support 

 

  • Provide technical guidance and training to junior technicians when needed. 
  • Assist in coordinating and supervising vendor work to ensure quality standards are met. 
  • Maintain accurate records of completed work and ensure compliance with service schedules. 

 

Property Support 

 

  • Participate in on-call rotations and respond to after-hours maintenance emergencies. 
  • Be available for additional hours including evenings, weekends, and overtime as necessary. 
  • Support unit turns, move-ins, and move-outs including after regular working hours. 
  • Maintain property curb appeal through regular groundskeeping and trash removal. 


Ideally, You'll Have:
  • High school diploma or equivalent education preferred. 
  • 5+ years of maintenance experience, preferably in student housing or multi-family properties. 
  • Knowledge of general maintenance methods and processes. 
  • Strong manual dexterity and problem-solving skills. 
  • Certified Pool Operator (CPO) certification, or ability to attain within the first 3 months of employment. 

 

Specifications (All Maintenance Staff): 

  • Ability to use a variety of hand and power tools. 
  • Must be able to work in environmentally and physically challenging conditions. 
  • Must be able to demonstrate safe work practices and proper use of PPE. 
  • Must have a valid driver’s license, valid insurance, and reliable transportation. 

 

You'll crush it if you have experience with 

  • Advanced knowledge of HVAC systems. 
  • Strong working knowledge of tools, appliances, and maintenance equipment. 
  • Experience with Entrata and Microsoft Office 
  • Background in student housing and/or multi-family industries. 
  • Leading or mentoring other maintenance staff.
