The Opportunity
We’re seeking a commercially sharp Commercial Leasing Manager to lead leasing performance across our NZ portfolio, with a strong focus on reducing vacancy and driving income.
This is a high-impact senior role reporting directly to the Chief Operating Officer.
You will also oversee property management delivery and line-manage our in-house Property Manager, giving you end-to-end visibility and control across the tenancy lifecycle.
What You’ll Be Doing
Leasing & Strategy
- Lead and execute leasing strategy across the NZ commercial portfolio
- Actively drive leasing of vacant space and maintain a strong pipeline
- Negotiate leases, renewals, rent reviews, assignments, and variations (ADLS 6th edition)
- Manage external leasing agents and coordinate with legal advisors
Property Management Oversight
- Line-manage the in-house Property Manager
- Oversee delivery via Re-Leased (or similar PMS): arrears, OPEX, compliance, work orders
- Define clear roles between leasing and property management
Tenant & Income Management
- Act as senior commercial contact for tenants
- Lead negotiations on incentives, fit-outs, and abatements
- Own leasing forecasts and drive occupancy, income, and arrears performance
Reporting & Compliance
- Deliver monthly and quarterly reporting to leadership
- Ensure compliance with key NZ legislation (Property Law Act, Building Act, H&S, etc.)
- Maintain BWOF, insurance, and risk registers
What You’ll Bring
Essential
- 7+ years’ NZ commercial property experience
- 3+ years in senior leasing or asset management
- Strong working knowledge of ADLS Deed of Lease
- Experience with Re-Leased, MRI, Yardi, or similar systems
- Proven leadership experience
- Strong commercial negotiation skills
- Financial literacy across rent reviews, OPEX, and returns
- Full NZ driver licence and valid work rights
Preferred
- Relevant tertiary qualification
- PINZ or NZIV membership
- REA licence
- Experience across mixed-use portfolios
- Exposure to serviced offices or hospitality assets
You’ll be commercially sharp, confident in negotiation, detail-oriented, and motivated by delivering measurable results.
