Job Summary
Barings is seeking a highly analytical individual with strong technical capability to join the Barings APAC Real Estate Team. The team works collaboratively with other business units and strives to deliver quality service to all partners. The Portfolio Finance Manger will be a key member of the APAC real estate team with a variety of responsibilities ultimately focused on optimising fund returns. Due to the growth of our Japan Real Estate business, the near-term strategy will be Japanese investments domiciled in Singapore.
The role will suit a candidate who is highly adaptable, thrives on problem solving, seeking a hands-on role with international exposure to different areas of the real estate, funds management and asset management business. This candidate must be a driver of positive change, with a can-do attitude and
willing to contribute to building on the strengths of Barings’ organisational culture. This position is located in Singapore and reports to the Managing Director Global Real Estate.
Primary Responsibilities
- Act as a voting member of the Singapore Investment Committee, contributing to key investment decisions and strategic direction.
- Lead the structuring and negotiation of leverage arrangements to optimize financing structures for various projects and funds.
- Oversee debt compliance and monitor covenants to ensure all financial obligations are met and maintained in accordance with agreements.
- Monitor portfolio-level sector and geographic exposure, ensuring adherence to fund targets and restrictions.
- Ensure ongoing tax compliance, including meeting all 13U requirements applicable to the funds and entities managed.
- Coordinate deal and fund structuring activities, including facilitating internal approvals across relevant departments.
- Execute deals efficiently, managing the process from inception to completion.
- Maintain and track the risk scorecard to monitor and mitigate potential risks within the portfolio.
- Supervise outsourced service providers, such as Fund Administrators and accounting service advisors, ensuring timely delivery and quality control of all financial outputs.
- Serve as the key relationship manager for auditors, tax advisors, legal advisors, regulatory bodies, and investors to facilitate smooth communication and compliance.
- Manage statutory reporting, audits, debt and tax compliance, and investment administration for a broad range of funds and entities.
- Respond promptly to investor queries and internal reporting requests, including operational and compliance reporting requirements.
- Support the delivery of Project Control Group (PCG) financial reporting for ongoing projects.
- Lead cash flow forecasting for funds and projects, including developing project cash flow and fund models.
- Take responsibility for budgeting, forecasting, and sensitivity analysis for fund and project income reporting, ensuring accurate delivery to Barings regional and global management.
- Act as the primary contact with Global Barings functional teams, providing reporting and advisory services on funds, transactions, fees, and other reporting matters.
- Deliver technical accounting and tax advisory services on fund and real estate transactions, including unit price valuations, transaction structuring, asset acquisition, holding and disposal, and direct and indirect taxes, supporting other business units as needed.
- Stay current on accounting and tax legislation changes and support the business by providing relevant updates and training sessions.
- Ensure fund operations comply with fund documentation and internal compliance obligations, including the delivery of 'Risk Scorecards.'
- Maintain and update Fund/Project accounting policies working documents, continuously documenting procedures and contributing to process improvement initiatives to support best practices within the finance team.

- Brings over eight years of experience in commercial real estate credit.
- Advanced proficiency in Excel.
- Qualified Accountant (8+ years), CFA designation or similar credentials.
