Job Description

The Team

We are seeking a Program Manager, Real Estate Planning to join American Tower’s Property Management team. The team maximizes and protects the value of the real estate portfolio, owns and streamlines relations with property owners, and ensures all properties operate smoothly. Day to day you will oversee and manage multiple large programs and develop strategies around major land portfolios. You will be responsible for ensuring productivity, transparency, and efficiency across Property Management. As Program Manager, you will partner with cross-functional teams that support the Company’s real estate interests, measure performance, and implement strategic initiatives.

  • Own a portfolio of work and function as the subject matter expert for multiple programs such as land rights, major landlord portfolios, aggregator strategy, vendor strategy, and property owner renewals.    
  • Provide guidance and direction to set and achieve program goals, minimize cycle times, and maximize bottom line contribution from each program.    
  • Develop strategic roadmaps and guardrails for major land portfolios and work with Real Estate Management team to understand and solution key challenges.    
  • Work with RE Planning analysts to develop robust reporting and dashboards for relevant programs. Provide data-driven insights to identify inefficiencies and opportunities for improved financial performance. Recommend changes to support program success, owning the implementation and ongoing oversight of those changes to ensure desired results.    
  • Prepare and present monthly, quarterly, and annual operational reports identifying, among other items, the various metrics that impact the Company both strategically and financially to management and key stakeholders.    
  • Demonstrate leadership by defining program risks and work with internal groups and project teams to proactively create strategies for risk mitigation and contingency planning. Conduct periodic training to drive collaboration, productivity, and efficiency across all relevant groups.    
  • Manage budgets for the program and associated project(s), including 500+ annual land rights projects across 20,000+ properties.    
  • Create a systematic and strategic approach to manage all programs within assigned product type to their optimal potentials and maximize efficiencies.    
  • Other duties as assigned.    

Qualifications

What You Need to Succeed

  • Bachelor’s degree or equivalent work experience required, with a concentration in Business, Finance, or related field preferred.
  • A minimum of 5 years of program management or real estate experience strongly preferred.
  • Experience supervising, training, and onboarding team members in business development, acquisitions, or a similar function preferred.
  • Ability to understand financial models and concepts.
  • Proficiency in managing and reporting on large data sets with MS Office applications or other software.
  • Proficiency in Salesforce systems, system development, reporting, and dashboards. 
  • Project Management Professional certification preferred.
  • Strong written and oral communication skills, including the ability to present ideas and suggestions clearly and effectively.
  • Ability to work with different functional groups and levels of employees to effectively and professionally achieve results.
  • Strong organizational skills; ability to accomplish multiple tasks within the agreed upon timeframes through effective prioritization of duties and functions in a fast-paced environment.
