Title Research Specialist – Field Based | Energy Infrastructure Projects

Support critical infrastructure and renewable energy development by researching and verifying land ownership and property rights. This field-based role focuses on title research, land records review, and documentation needed to support right-of-way acquisition for utility and renewable energy projects.

Position Summary

The Title Research Specialist researches property ownership, land rights, and title records to support right-of-way acquisition, land development, and renewable energy projects. This position reviews public land records, title documents, and survey information to verify ownership, identify encumbrances, and ensure accurate documentation for land acquisition activities.

Key Responsibilities

Conduct title research using county land records, deeds, easements, and other public documents to determine property ownership and land rights.

Research and analyze title chains, encumbrances, liens, and restrictions affecting property ownership.

Support right-of-way acquisition teams by verifying ownership and identifying title issues that may require corrective action.

Review title reports, abstracts, deeds, and other legal documents to ensure accuracy and completeness.

Interpret survey drawings, plats, and legal descriptions related to land ownership and property boundaries.

Identify title deficiencies or encumbrances that may impact land acquisition and assist with curative documentation.

Coordinate with right-of-way agents, project managers, and legal teams to resolve title issues.

Maintain accurate documentation and research records related to property ownership and land rights.

Travel to county courthouses or local government offices to obtain property records and supporting documentation.

Ensure research activities comply with established company procedures and project requirements.

Qualifications

3–7 years of experience in title research, land records, right-of-way, or real estate documentation.

Experience researching land titles, deeds, easements, and public land records.

Knowledge of title chains, property encumbrances, and land ownership documentation.

Ability to interpret legal descriptions, survey plats, and property boundary information.

Familiarity with right-of-way, land acquisition, or renewable energy development projects preferred.

Strong organizational and analytical skills when reviewing property records and documentation.

Ability to work independently while managing multiple research assignments.

Strong attention to detail and accuracy when reviewing legal land documents.
