About the Role

We are seeking an experienced Land Acquisition Specialist to join our Land Acquisition team.

This is an onsite position based at our Logan, Layton, or Pleasant Grove locations.

What a Day in This Role Looks Like (Job Overview)

The Land Acquisition Specialist serves as a manager-level contributor responsible for sourcing, underwriting, negotiating, entitling, and closing land acquisitions that support the company�s long-term growth objectives. This role owns land deals from initial sourcing through closing and transition to Land Development and plays a critical role in building and maintaining the company�s future lot pipeline across active and emerging markets.

The ideal candidate is a disciplined dealmaker with strong financial acumen, a deep understanding of residential land development, and the ability to independently manage complex transactions while coordinating across multiple internal departments and external stakeholders. Success in this role is measured by the quality, timing, and profitability of land acquisitions delivered into the company�s pipeline. This role is expected to independently manage multiple active land transactions with minimal day-to-day oversight.

Key Responsibilities

Land Sourcing and Market Intelligence

  • Identify and proactively source land opportunities through brokers, landowners, developers, municipalities, and off-market channels.
  • Conduct market research to evaluate submarket fundamentals, product fit, absorption trends, and competitive positioning.
  • Maintain active relationships with landowners, brokers, engineers, planners, attorneys, and local officials.

Deal Underwriting and Financial Analysis

  • Prepare detailed land underwriting models, including residual land value analysis, entitlement cost assumptions, development timing, and risk factors.
  • Evaluate deals against internal return thresholds and investment criteria.
  • Assess zoning, land use, entitlement status, infrastructure availability, and environmental considerations.
  • Identify key risks and develop mitigation strategies.

Negotiation and Contract Execution

  • Lead negotiation of Letters of Intent and Purchase and Sale Agreements.
  • Coordinate with the Director of Land Acquisition and external legal counsel to structure and document transactions.
  • Manage contract milestones, earnest money, contingencies, and closing conditions.

Due Diligence and Entitlements

  • Manage the due diligence process, including coordination of surveys, title reports, environmental studies, engineering, and pro forma reviews.
  • Own and manage the entitlement process from contract execution through final approvals.
  • Direct and manage consultants, engineers, planners, and environmental professionals.
  • Lead zoning changes, annexations, general plan amendments, preliminary and final plat approvals as required.
  • Proactively identify entitlement risks and drive solutions to maintain schedule and feasibility.
  • Maintain full accountability for entitlement timelines, approvals, and closing schedules.
  • This role retains ownership of entitlements through final land-use approvals and conditions of approval, at which point responsibility transitions to Land Development per internal handoff protocols.

Internal Coordination and Leadership

  • Prepare and present land deal packages to internal leadership and the land committee, including clear recommendations, risk assessments, and go/no-go conclusions.
  • Partner with Finance, Land Development, Sales, Marketing, Purchasing, Construction, and Operations to ensure alignment on product, timing, and budgets.
  • Lead internal kick-off meetings for newly approved land deals.

Reporting and Pipeline Management

  • Maintain accurate records of land opportunities, contracts, and deal status.
  • Provide regular pipeline updates, market insights, and acquisition forecasts to leadership.
  • Monitor market trends and competitive activity to inform acquisition strategy.

Qualifications

  • Minimum of 3�5 years of land acquisition, land development, or residential real estate experience.
  • Demonstrated experience sourcing, underwriting, negotiating, and closing land deals.
  • Strong understanding of zoning, entitlement processes, and residential land development.
  • Proven financial and analytical skills, including land proformas and valuation analysis.
  • Excellent negotiation, communication, and presentation skills.
  • Ability to work independently while managing multiple active transactions.
  • Proficiency in Microsoft Excel, Word, PowerPoint, and related analytical tools.
  • Familiarity with multi-phase developments and takedown structures.
  • Prior experience presenting deals to investment or land committees preferred.

Physical and Work Requirements

  • A combination of office-based work and field work.
  • Ability to sit, stand, and travel for extended periods.
  • Ability to attend evening meetings, site walks, and networking events as needed.
  • Valid driver�s license and ability to travel within assigned markets.
  • This role is intended to function at a manager level, with direct ownership of land acquisition opportunities and meaningful influence on the company�s growth trajectory.
