Position Title: Director of Maintenance Reports To: Program Director Department: Maintenance Employment Status: Full-Time FLSA Status: Exempt Position Status: Essential

GENERAL JOB DESCRIPTION

The Director of Maintenance is responsible for overall building maintenance and management of Maintenance staff. The Director of Maintenance is expected to keep a maintenance and project log for preventive maintenance and ongoing improvements and compliance with schedules and deadlines

DUTIES AND RESPONSIBLITIES

· On Call 24/7

· Inspect with frequency all common areas

· Interface with outside vendors including garbage collectors

· Ensure adequate supply and distribution of linen and towels, bathroom supplies and cleaning materials for clients

· Provide broad organizational technical assistance, as well as project direction for all mechanical systems, electrical systems, plant automation systems and building HVAC systems to ensure energy efficient building maintenance standards

· Supervise maintenance staff and implement ongoing training for maintenance staff · Complete staff performance evaluations and performance counseling forms if needed · Establish and implement inventory and contracting auditing protocol for all purchases · Create and manage Maintenance Staff work schedules

· Record and submit Maintenance Staff payroll to the Payroll Department

· Maintain records regarding payroll including Maintenance employees PTO requests and balances · In the event of an emergency, Essential Employees are required to report to work as scheduled · Duties and responsibilities are subject to change based upon assessment of company needs · Must accompany the Program Director with all City Inspections

SKILLS AND QUALIFICATIONS

· High School diploma or equivalent required

· Three (3) years of Supervisor experience required

· Ten (10) years of experience in facility management, repairs, plumbing and electrical systems preferred · Must be able to interact effectively with the facility staff and client population

· Must be capable of heavy lifting at least 50 lbs.

· Must be able to work effectively in a team environment

· Must be able to communicate effectively (verbally and in writing)
· Bilingual – English/Spanish plus
