Job Description

Position Overview

The Engineering Supervisor is responsible for ensuring the safe, efficient, and reliable operation of all building systems within a commercial property. This position performs preventive maintenance, repairs, and inspections of HVAC, electrical, plumbing, mechanical, and life safety systems. The Building Maintenance Engineer works closely with property management and contractors to maintain optimal building performance, uphold tenant satisfaction, and ensure compliance with safety and operational standards. This position is the overall leader in the shop and should act as the mentor to other engineers.

Job Duties

  • Perform High level preventive maintenance diagnosis and repairs on all mechanical, electrical, plumbing and HVAC systems.
  • Coordinate, train and oversee carpentry and painting requests ensuring those projects are performed at a high level of quality to ensure expectations are met.
  • Make adjusts and changes to HVAC central plant and controls and related equipment to maintain building standards, along with the operations of the building chiller plant. 
  • Preplan by adjusting the HVAC settings to counteract extreme weather conditions.
  • Work with leadership to gather and maintain historical drawings and schematics in a digital format to reference within the shop.
  • Verify and Maintain operation logs, record keeping, documentation and files. Identify and correct any abnormalities. Provide additional training for staff that lack the ability to fill out complete logs. Document training occurrences.
  • Familiarity with pneumatic controls and VAV boxes is a plus.
  • Ensure staff is providing an accurate and full detailed work description to all work orders and PM’s.
  • Maintain professional and courteous relations with others. Educate those around you to appear at a higher level with dress code, appearance, attitude, and workmanship. 
  • Understanding all property emergency procedures including standby power and fire alarm and be familiar with the duties and responsibilities of the fire and emergency rescue teams.
  • Actively participate in required training
  • Follow company and department safety and security policies and procedures to promote a clean, safe, and secure environment. 
  • Follow policies and procedures for the safe operation and storage of tools, equipment, and machines. Perform audits of tool inventories.
  • Identify and correct unsafe work procedures or conditions and/or report them to management and security/safety personnel.
  • Ensure all Engineers complete in full all work orders to include details for each work order in the system 
  • Review the labor time and effectively manage ensuring each Engineer achieves the target of six (6) hours minimally are logged into the system daily. 
  • Understand the billback processes, monitor, and report monthly on the success of billback hours. 
  • Maintain high standard at all times and escalate items to the Assistant Chief Engineer and Director when not being achieved.
  • Locksmithing Duties - John will need to train an additional person so that we minimum risk of loss of information.
  • Develop documented SOP’s detailing all things start up shut down, valve on, valve off, and create a who to call list for general service and or emergencies. 
  • Create a list of emergencies contacts and companies for disaster recovery including major glycol or water damage, total failure of the cooling tower and or chillers or power plant. Contact those people on the list and confirm regular touchpoint meetings quarterly to ensure who the points of contact are and if our accounts are in good standing, along with criteria to initiate a response for catastrophic failure of components.
  • Monitor and keep an active list of Honeywell (B.A.S.) system performance and functionality. During any future and or current replacements, be the point person providing the director with open and ongoing lists to keep vendors accountable. 
  • Seek additional resources, continuously monitor supply houses and or find out which customers in the U.S. have the same equipment to monitor their upgrades and seek to obtain useable pieces such as display boards.
  • Responsible for the water meter reading throughout the building every month and currently training additional Engineers on how and when to perform these duties. 
  • Lead the implementing the MRI angus energy management intellimeter items.
  • Additional duties as assigned.

Required Skills & Qualifications

  • High school diploma or equivalent. 
  • 10 years related experience or equivalent preferred. 
  • Utilizes advanced troubleshooting tools and understands temperature and flow instrumentation.
  • Knowledge and proper use of basic and advanced hand tools.
  • Understanding blueprints and schematics is a plus.
  • Communicate effectively both verbally and in writing
  • Maintain calm demeanor in emergency situations
  • EPA CFC Universal Certification Technician certificate preferred.
  • Computer skills are necessary to utilize the BAS.
  • Exceptional written and verbal communication skills

Expected Hours of Work & Travel

Must be able to work various shifts when needed to cover during regular business hours, including weekends and evenings.
