Job Description

 

Reporting Relationship:          Field Manager Level IV

Department:                            Operations

Salary Range:                          $65-72K

 

Summary

 

Field Manager Level 1 is responsible for assisting the Field Manager Level IV in managing residential projects.  The Field Manager Level 1 may be asked to run a community, or complete specific tasks without the direct supervision of a Field Manager Level IV.  The primary responsibility is to assist in coordinating the performance of the work among the various trades and professionals involved consistent with the construction schedule, contract requirements and required quality and construction standards.  The Field Manager Level 1 may be assigned to a segment of the construction process or assist in the entire process including the supervision of offsite and onsite construction operations and all warranty service functions.

 

Essential Duties and Responsibilities

 

Quality

  • Coordinate the work of the trades so that they complete the construction process and deliver quality work consistent with the plans, specifications, contract requirements and construction standards.  Observe the completion of work in keeping with the provisions defined in the contract documents and standards of the trade and promptly insist that any observed defect be remedied by the responsible trade.
  • Document changes to the plans and supervise the updating (red line corrections) at the completion of models and each production phase by the project architect.
  • Complete Quality Assurance walks and follow up on outstanding items in conformance with the division’s Quality Assurance program (QPR).
  • Walk homes daily.

 

Customer Relations

  • Problem solve customer concerns throughout the construction process and communicate construction updates.
  • Conduct or participate in the following homeowner orientation tours as assigned such as the Frame Walk, Customer Walk Thru and Home Demonstration.
  • Complete items identified on the walk and ensure its completion.
  • Strive to achieve a 100% complete home delivery at Customer Walk Thru.

 

Schedule/Cycle Times

·         Supervise the completion of all work per the construction schedule daily.

·         Assist in and/or update the construction schedule daily.

·         Continually strive to improve construction cycle times.

 

Cost

  • Achieve project completion consistent with the project budget.
  • Control/minimize the amount of extra work.  Ensure extra work is outside the contract requirements through checking the scopes of work and holding trades accountable.
  • Control/minimize the amount of damage, theft, and vandalism.  Prevent or identify the cause of trade related damage and hold trades accountable.

 

Communication

·         Assist in conducting weekly foreman meetings when needed.

·         Assist in conducting pre- and post-job meetings at the beginning and ending of each phase, or operation sequence.

·         Advise/inform consultants, agencies, jurisdictions of all project requirements, when necessary.

·         Communicate clearly and continuously with all Shea team members.

·         Participate in the Weekly Community Meeting with sales, warranty, and community development team.

 

Safety & Site Cleanliness

·         Conduct Bi-Weekly Safety Meetings.

·         Conduct/Supervise bi-weekly safety evaluations.

·         Accident investigation as necessary.

·         Submit safety reports to Safety Manager in a timely manner.

·         Promote a safe, clean-working environment daily in a proactive manner.

 

Compliance and Reporting

·         Prepare/conform to the requirements of the NPDES Program (SWPPS) and adhere to the Construction Documentation process descriptions.

·         Complete training on NPDES program.

·         Maintain project files.

·         Complete all building inspection requirements as defined by the local jurisdiction.

 

Other duties/projects as assigned.

Knowledge/Experience

 

  • A minimum of 3 years’ experience in the residential construction industry with specific experience in the categories of:
    • Onsite residential construction.
    • Local offsite construction.
    • Warranty service.
  • Minimum education – High school graduate; college experience is desired w/degree preferred.
  • Thorough understanding of the principles and practices of Onsite construction and Warranty Operations.
  • Computer literate in MS Office.
  • Basic accounting knowledge.

The expectation is to report to the job site at 7:00 AM and work eight full hours excluding breaks. This position requires that some workdays may occur either on Saturday or Sunday.

 

While performing the duties of this job, the associate is regularly required to talk and hear. The associate frequently is required to walk, sit, and stand. The associate must occasionally lift and/or move up to approximately 50 pounds.

 

The noise level in the work environment is usually moderate to loud.
