Job Summary

The Commercial Roofing Project Manager is responsible for managing commercial roofing and sheet metal projects from post-award through closeout. This role coordinates with estimators, superintendents, field crews, vendors, and clients to ensure projects are completed safely, on time, within budget, and to Horizon Roofing’s quality standards. Strong organization, attention to detail, and communication skills are essential.

Responsibility

  • Take over projects from the estimator after Notice to Proceed
  • Facilitate the contract execution process as needed
  • Ensure materials are ordered accurately and in a timely manner
  • Review bid documents, plans, and specifications for design issues or opportunities
  • Compile, submit, and track project submittals
  • Enter and manage project information, including PINs
  • Review returned submittals and resolve issues promptly
  • Serve as the primary point of contact for all roofing and related sheet metal questions throughout pre-construction and construction
  • Track project budgets and productivity to identify overages early
  • Make informed decisions to bring projects under budget when necessary
  • Identify, price, execute, and track change orders
  • Execute, price, and track RFIs and ASIs
  • Facilitate the permitting process to ensure projects start on time
  • Track and troubleshoot material procurement issues and project shortages
  • Provide clear, workable documents to field superintendents and foremen
  • Provide leadership and support to field operations
  • Attend and facilitate job site progress meetings as required
  • Facilitate a timely and organized project closeout process
  • Compile and maintain complete project documentation and support proper risk management
  • Coordinate with accounting to ensure accurate monthly billing
  • Manage dispatching and communication related to leaks on assigned projects
  • Coordinate punch list repairs and communicate completion of items
  • Effectively manage 5–6 active projects, with additional projects in pre-construction and post-construction phases
  • Facilitate miscellaneous repairs and additional work after project completion
