Description
The Mechanic’s main duty is the overall maintenance and operations of the facility and grounds. In this role they are responsible for the following:
- Plumbing: Unclogging drains, repair/replacement of plumbing fixtures. Work with no hub, threaded and copper pipes.
- Electrical: Light fixture repair, ballast replacement, repair/replace switches, and outlets, troubleshoot circuits, replace fuses/circuit breakers.
- Carpentry: Drywall, plaster and painting, door repair, flooring repair, cabinet repair/replacement.
- HVAC: Operation and maintenance of A/C units, boilers, hot water heaters, pumps, valves, cooling tower and controls.
- BMS System: Monitors and operates building automation systems.
- Fire Alarm Panel Supervision: Arm/disarm devices, respond to alarm activations and assist Fire Department during general alarm activation, assist with conducting Fire Drills.
- Building Rounds / Inspections: Check and log equipment readings, inspect equipment for proper operation. Inspection of life safety equipment including fire suppression system, elevator recall, emergency generators, fire extinguishers and emergency lighting. Correct report deficiencies.
- Utilize the computer maintenance management system (work order) for repair requests and preventative maintenance logs.
- Maintains the cleanliness and orderliness of department spaces.
- Must respond to emergencies and maintenance tasks, as required, which may include working off-hours or holidays.
Requirements
- Must have an understanding of Electrical Codes and knowledge of electrical systems.
Technical knowledge of carpentry and a proficiency with power and had tools is required. - Intermediate to advanced computing skills including but not limited to MS Excel and MS-Office and Email systems.
- Must be highly organized with great attention to detail and a high standard for accuracy.
- Excellent English communication skills both written and verbal.
- Strong analytical, organizational, and problem-solving skills.
- Excellent leadership and interpersonal skills, with the ability to liaise positively with all levels of management and external contractors.
- Strong project management skillset – ability to lead the planning and execution of projects, including preventive maintenance.
- Ability to work independently, self-starter, energetic.
- Able to work with a sense of urgency and work effectively under pressure.
- Able to work overtime as needed, including evenings, weekends, and holidays.
- Perform other duties as assigned.
Required Licenses and/or Certifications: FDNY COF S12 & S13
Physical Demands:
- The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
- Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices.
- Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine.
- Involves prolong periods of walking, movement between departments, floors, and properties to facilitate work.
- Must be able to wear personal protective equipment (PPE) for prolonged periods of time.
- Must be able to climb a ladder and work at heights for extended periods of time.
- Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics.
