Principal Objective of the Position: RealAmerica is seeking a hands-on construction leader who thrives in active project environments, is comfortable stabilizing projects mid-stream, and enjoys mentoring teams while delivering finished buildings. The Director of Construction will be responsible for the successful execution of multiple ground-up and rehabilitation projects, including LIHTC developments, from preconstruction through final completion and turnover. This role is highly operational and execution-focused. The Director of Construction will serve as the primary construction authority within the organization and will be expected to actively engage in project problem-solving, field coordination, and team leadership across multiple concurrent multifamily developments. The Director will serve as the central point of accountability for schedule, budget, quality, and team performance, ensuring projects are delivered on time, on budget, and in alignment with investor, lender, and agency requirements. This role will have full oversight of both field and office construction teams, with a balanced focus on project management (office execution) and field operations leadership. All construction staff, including project managers, superintendents, and office staff will report directly to this position.

Essential Duties and Responsibilities: Include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
- Provide overall leadership and accountability for all active construction projects from mobilization through closeout and Certificate of Occupancy.
- Establish and enforce realistic project execution plans, including schedules, sequencing, and subcontractor performance expectations.
- Maintain appropriate jobsite presence to monitor progress, support field leadership, and ensure alignment with execution plans.
- Identify construction risks, issues, and safety concerns early and implement corrective actions to prevent delays, rework, or noncompliance.
- Drive timely inspections, substantial completion, and final Certificates of Occupancy.
- Provide hands-on leadership, coaching, and performance guidance to construction management, superintendents, and support staff.
- Set clear expectations for jobsite standards, communication protocols, accountability, and decision-making authority.
- Direct task prioritization and delegation to ensure work is being performed at the appropriate level.
- Participate in hiring, onboarding, training, and development of construction personnel.
- Build and sustain a culture of accountability, urgency, collaboration, and ownership across the construction team.
- Maintain executive oversight of project budgets, estimates, change orders, pay applications, and overall cost controls.
- Ensure alignment between construction drawings, contracts, scopes of work, financing requirements, and field execution.
- Review and approve change proposals; ensure owner authorization is obtained prior to commencement of change order work.
- Monitor project billing status and approve subcontractor and supplier applications for payment in a timely manner.
- Oversee documentation of changes in conditions, time impacts, cost impacts, and scope revisions.
- Oversee development of project execution strategies and preliminary construction schedules, including special conditions and milestone dates.
- Support procurement, buy-out, and subcontractor negotiations as needed, ensuring scope clarity and budget alignment.
- Participate in initial preconstruction meetings and confirm readiness to proceed into construction.
- Ensure construction documentation, RFIs, submittals, schedules, progress photos, safety records, and contract information are accurately maintained in project management systems (with staff support).
- Review monthly project status reports to assess progress, risks, and required interventions.
- Ensure all required permits and approvals are obtained and maintained, and that regulatory inspections are properly coordinated.
- Represent the company in meetings with owners, lenders, architects, engineers, subcontractors, suppliers, and regulatory agencies as needed.
- Ensure appropriate accompaniment and response during safety or compliance investigations, including preparation of required reports.
- Lead and oversee project closeout activities, ensuring all construction work, claims, and payments are resolved in good standing.
- Ensure timely completion of punchlists, collection of warranties, as-built documents, manuals, and closeout deliverables.
- Coordinate orderly demobilization of jobsite resources and transfer of records, documentation, and assets.
- Facilitate smooth transition from construction to Property Management and ongoing operations
QUALIFICATIONS/REQUIREMENTS:
- 10+ years of multifamily construction experience, including significant ground-up constructio
- Proven experience overseeing multiple projects simultaneously
- Ability to manage multiple projects at various phases
- Prior leadership experience overseeing superintendents, Project Managers, and field staff
- Strong practical knowledge of building systems, sequencing, inspections, and closeout
- Strong knowledge of construction budgeting, scheduling, and contract management
- Experience resolving projects with existing issues or mid-construction transitions
- LIHTC / affordable housing experience strongly preferred
- Strong communicator with the ability to provide direction
- Excellent organization and follow up skills
- Willingness to travel periodically to project sites (Indiana, Colorado, and other target markets)
