About SHF: Founded in 1969, Settlement Housing Fund is a nonprofit affordable housing organization. We own and operate 3,147 affordable apartments across New York City and are currently creating and preserving an additional 3,031 apartments. We provide social services through onsite support to ensure housing stability for tenants who have transitioned from shelters into permanent housing at our buildings and those of other owners. We serve as an HDFC nominee to provide private developers with access to City financing to expand the supply of affordable housing. We are a leader in tenant selection and affirmative fair housing, leasing hundreds of units annually for other affordable housing owners.
JOB SUMMARY: The Assistant Building Coordinator is responsible for supporting the smooth, efficient operation of a residential building under the NYC Department of Social Services (DSS) AHS Master Lease program. Working closely with property management, program staff, and tenants, this role ensures that all housing related processes from move ins to recertifications are completed accurately, on time, and in compliance with program requirements. This position plays a key role in maintaining a safe, well managed building environment and fostering positive tenant relations.
Job Duties include but are not limited to:

Facilitate all aspects of tenant move ins, including scheduling, unit readiness checks, and orientation to building policies.

Assist tenants with completing lease signings, lease renewals, and income recertifications, ensuring timely submission of required documentation.

Serve as a point of contact for tenant questions related to building operations, repairs, inspections, and program requirements.

Support conflict resolution and help maintain a respectful, community oriented building culture.

Coordinate with property management to ensure timely apartment inspections, repairs, and maintenance requests.

Track and follow up on work orders to ensure issues are resolved promptly and documented appropriately.

Assist with unit turnover processes, including scheduling, walkthroughs, and ensuring units meet program standards before re occupancy.

Maintain accurate records related to leases, inspections, repairs, and tenant communications in accordance with DSS AHS guidelines.

Work closely with program staff to ensure alignment between building operations and service delivery.

Communicate regularly with property management regarding building needs, tenant concerns, and compliance issues.

Participate in team meetings, case conferences, and building wide initiatives to support overall program goals.

Maintain organized files and databases for tenant documentation, building logs, and compliance records.

Prepare reports as needed for internal use, audits, and DSS AHS program requirements.

Support the Program Director with operational tasks, special projects, and building related initiatives.
