Reports to: VP of Property Management

Principal Objective of the Position: The Maintenance Manager will work under the direction of the VP of Property Management and will be responsible for planning, managing, and monitoring all aspects of facilities maintenance and operations. The Maintenance Manager will assist the maintenance teams by overseeing work orders, preventive maintenance programs, capital improvements, purchasing of supplies and repairs, and large contracts for property management. He/She will conduct regular maintenance assessments at each property, make periodic inspections of completed service requests, and ensure overall policy compliance.

QUALIFICATIONS/REQUIREMENTS:

Training/Education

High School Diploma or GED

Universal EPA Certification (Required)

HVAC Certification Preferred

CAMT Preferred

Demonstrated experience and working knowledge of OSHA standards and other environmental safety standards.

Experience/Skills

Maintenance Leadership

Leadership abilities and techniques to provide guidance to staff.

Communication skills to coordinate with suppliers and vendors.

Ability to Recruit, hire, train, and develop maintenance staff, fostering a positive and productive work environment.

Ability to use required software programs.

Must be able to lift up to 75 pounds.

Essential Duties and Responsibilities: Include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

Oversee the entire maintenance department, including assisting with hiring staff, budget, and operations.

Develop and implement effective preventative and corrective maintenance plans for all facilities and equipment.

Ensure work orders are completed on time, prioritize tasks, and ensure efficient completion by maintenance teams.

Conduct quarterly inspections of facilities and equipment to identify potential issues and implement preventive measures.

Monitor and optimize maintenance costs, identifying opportunities for cost reduction and resource allocation.

Host weekly meetings with Maintenance Technicians to review work orders, inventory, and performance data.

Implement and maintain computerized maintenance management systems to track work orders, inventory, and performance data.

Assist in budget preparation for facilities and provide cost savings ideas.

Conduct inspections to ensure maintenance policies and procedures are followed.

Able to work, produce outcomes, and manage a team with little supervision.

Implement and Manage approved Vendor Contacts

Assist with performance evaluations and provide feedback to maintain team morale and motivation.

Manage and complete work orders at the RealAmerica Corporate Office and single-family homes

Oversee the maintenance of grounds and landscaping at the RealAmerica Corporate Office.

Prepare and present reports on maintenance activities and performance metrics to VP

Other duties as assigned.

Dress Code: Business-appropriate attire, including safety equipment, as designated by OSHA and the supervisor.

Contacts and Liaisons: The Maintenance Manager will regularly communicate with all necessary RealAmerica Company employees, outside vendors, tenants, and other individuals as deemed necessary to fulfill the responsibilities of the position.
